The Vista’O step-by-step

1) Due diligence & feasibility

  • Land verification: site plan check + official search.

  • Soil test & site survey: informs foundation type and drainage.

  • Briefing: number of rooms, BQ, budget range, finishes level.

2) Design & approvals

  • Architectural concepts → client sign-off

  • Structural + MEP engineering

  • Permit pack prep and submission (local Assembly/TCPD)

  • Output: stamped drawings + build program

3) Costing & contract

  • Final BoQ with clear inclusions/exclusions

  • Provisional Sums (PS) flagged (e.g., fencing, inverter/solar, borehole)

  • JCC-style construction contract with delivery date and liquidated damages

4) Groundworks & structure

  • Setting-out, strip/raft foundation per soil report

  • Termite treatment + damp proof membranes

  • Blockwork, lintels, ring beams, slab where applicable

  • Roofing structure + coverings (tiles)

5) Services rough-in

  • Electrical first fix: conduits, load schedule, earthing

Transparent costs (how we keep pricing honest)

  • BoQ-first: Every line item is measured; supplier quotes are attached.

  • Milestones: Foundation → Shell → Roofing → Plaster/First-Fix → Second-Fix → Practical Completion.

  • Change control: Any client change = written variation order with cost/time impact.

  • Open procurement: You can see and approve finish selections before purchase.

Note: Material prices can move. We protect you with early procurement on critical items and keep a contingency (5–10%) visible on the budget.


Typical timeline (3–5 bedroom self-compound)

  • Design & permits: 4–10 weeks (depends on complexity/assembly)

  • Construction to handover: 5–8 months (weather, scope, finishes level)

Quality & safety standards we enforce

  • Site safety briefings; PPE and visitor log

  • Plumb/level checks every lift; cube tests where applicable

  • Waterproofing in all wet rooms + balcony upstands

  • Anti-corrosion treatment for metals near the coast

  • Earthing/RCBO protection, load schedule per appliance plan

  • Water pressure tests at all fixtures

  • Independent snag prior to client snag


Payment plan (example)

  • 10% Design + Permits

  • 20% Foundation complete

  • 20% Shell (to roof level)

  • 15% Roofing complete

  • 20% First-fix & Plaster

  • 10% Second-fix & Finishes

  • 5% Practical completion (retention released after defects period)

Escrow option: Funds released when a milestone inspection report is signed by you + Vista’O PM.


After-care & warranties

  • Defects liability period: 3–6 months after handover

  • Manufacturer warranties: Roofing sheets, water heaters, lights, appliances

  • Maintenance schedule: Quarterly checklist for paint, sealants, pumps, gutters

Can you build on my existing drawings?
Yes. We verify the drawings, update the BoQ, and value-engineer if needed.

Do you work outside Accra?
Greater Accra, Kasoa, Tema, Oyarifa–Ayimensah belt, and selected regional projects (on request).

What if I’m abroad (diaspora)?
We run remote updates via WhatsApp/Drive; milestone videos; e-sign approvals; escrow available.

Do you help with interior décor?
Yes—Sleep Haven (our interiors department) handles curtains/blinds, bedding, and styling.
